A short note on flooding, up front

Oxley has long institutional memory of water. The 2011 floods put a lot of the low-lying sections - particularly streets running off Oxley Common and the blocks closest to Oxley Creek - underwater. 2022 reinforced the lesson. Whenever we get a family from Riverhills Road, Cook Street, or the stretches near Oxley Creek Reserve, the flood question is the first one they ask.

Storage Land sits at 675 Beaufighter Ave in Archerfield, on elevated, sealed bitumen. Our containers are additionally raised on timber blocks - so even our ground-level is above the bitumen, which is itself above creek level. We came through both 2011 and 2022 dry. We don't make flood-safety promises about future events, but we are one of the higher dry-yard options in the south-west corridor, and our site has been through multiple major weather events without water entry.

That's the practical reason a lot of Oxley residents keep an off-site container here permanently rather than using a home shed.

Oxley has a lot of mid-century and post-war housing stock, and a steady flow of it being restumped, extended, or fully renovated. The garage is usually the first casualty, which leaves the household furniture with nowhere to go.

Getting from Oxley to us

Via Oxley Road and Beaudesert Road (12 min)

From Oxley State School or Oxley station, pick up Oxley Road heading east. Continue through Rocklea and along Sherwood Road to the Beaudesert Road intersection. Turn right onto Beaudesert Road, then right again onto Beaufighter Avenue within 1.5 km. We're at number 675.

Via the Ipswich Motorway (11 min)

Jump on the Ipswich Motorway eastbound from the Oxley entry near Blunder Road. Exit at Beaudesert Road / Archerfield. Head south on Beaudesert Road a short distance and right onto Beaufighter Ave. This is usually the faster route outside peak hour.

From Corinda / Oxley Station

Archer Street to Seventeen Mile Rocks Road to the Ipswich Motorway is the cleanest run. About 13 minutes.

The yard is built for household moves - a 3-tonne removalist truck or a Luton van can reverse straight to your container door. No lifts, no narrow corridors, no time-slot parking.

When we make sense for an Oxley household, and when we don't

Honest rule of thumb. If you're using storage as part of a finite project - a renovation, a move, a downsize, a kids-leaving-home purge - we're going to be cheaper and more flexible than a traditional indoor facility. You get more space for less money, you can reverse a truck up to the container, and you can leave with 30 days notice without penalty.

If you need tiny, climate-controlled storage for documents or sensitive items that must sit in a cool indoor room, a small indoor unit at Storage King Sherwood or similar will suit you better. Our containers handle household goods, furniture, tools, vehicles, and sporting gear well, but they're not air-conditioned boxes.

Most of our Oxley families sit in the first category. If that's you, the maths tends to be straightforward.

Questions we get from Oxley

We're on a flood-prone block off Sherwood Road and want somewhere off-site during storm season for the things we can't replace. Is your yard likely to go under in the next big event?

No yard in south-east Queensland can guarantee against future floods - anyone saying otherwise hasn't been paying attention. What we can say: our yard stayed dry through 2011 and 2022, our bitumen is above the surrounding street grade, the containers themselves sit on timber blocks, and our location is not adjacent to a major waterway. If flood-safety is your primary driver, we're one of the more conservative options in the south-west corridor.

We're restumping an Oxley Queenslander and the work is quoted at 5 weeks but restumps always blow out. How does month-to-month actually work?

You pay month-to-month from when your container is ready. If the restump runs over, you just keep paying monthly and get to the job when it's done. If it wraps early, give 30 days notice and you're out. You don't have to predict the timeline.

I coach junior rugby at a local club and store team equipment - scrum sleds, cones, balls, kit bags. Is that practical at $299/mo for a club?

Very practical, and a common use for community clubs in the area. The container is lockable, water-tight, and big enough for a full season's kit plus spare uniforms. Most clubs that use us split the cost across the committee or fold it into registration fees. You can give multiple committee members a key if you keep your padlock list clear.

Our camper trailer is too wide for our Oxley driveway. Can we keep it here and use the container only occasionally for the camping gear?

Yes. The bay + container combo at $549/mo is built for exactly this. The trailer lives in the bay, all the camping kit lives in the adjacent container, and you pack everything up in one visit when you head north.

My parents are clearing out their Oxley house before sale. The real estate agent wants to stage the house while most of the furniture is off-site. Can their stager collect items from our container without my parents being there?

Your parents can give the stager a copy of their key and the gate code. The rental is in your parents' name, but access isn't gated behind any verification - whoever has the key and the code can access the container. Most families arrange it this way during a staged sale.

We order a lot of online purchases and don't want them on the front porch in Oxley. Can we have deliveries sent to your facility instead?

Not directly to the container, but we do accept business deliveries if you've arranged it in advance with Jason. For household-scale online shopping, though, a parcel locker or Australia Post box is better. Our yard is set up for occasional bulk deliveries (pallets, large shipments), not daily parcels.
