The Sunnybank storage problem

Sunnybank is one of the most densely built-up suburbs in Brisbane's south side. Blocks are smaller than average, driveways are tight, and a lot of the housing stock - particularly around Hellawell Road, Penshurst Street, and the streets behind Sunnybank Plaza - doesn't come with a garage big enough to swing a cat in, let alone store business inventory.

That density is great for property values, but it creates a practical problem. Where do you put the things that don't fit? The second car. The market stall equipment. The online store stock that's taken over the spare bedroom. The furniture you're keeping while you renovate.

Sunnybank's traditional storage options - Storage King on Mains Road, for example - charge a premium because they're paying premium commercial rent in a high-demand area. Their indoor units make sense for small, climate-sensitive items. But if you need real space at a reasonable price, the maths points south to Archerfield.

Our 20ft containers give you 14 square metres of lockable storage for $299/month. That's roughly what you'd pay for a 6-8m2 indoor unit closer to Sunnybank - half the space for the same money.

Who uses us from Sunnybank

Home-based business owners - Sunnybank has a huge number of people running businesses from home, particularly in food, retail, and e-commerce. When your living room becomes a warehouse, a container gives you your house back without paying for a commercial lease.

Families between homes - With Sunnybank's property market moving fast, people often sell before their next place is ready. A container holds an entire household's worth of furniture for a month or two at $299/mo - far cheaper than asking removalists to store it.

Second vehicle owners - Street parking in Sunnybank is increasingly contested, especially around the denser townhouse developments near Calam Road and McCullough Street. A vehicle bay at $250/mo is cheaper than a council fine and safer than leaving a car on the street long-term.

Market stall and event operators - Plenty of Sunnybank's market vendors (Sunnybank Hills Farmers Market, community cultural events) need somewhere to keep tables, signage, and stock between events.

Two ways to get here from Sunnybank

Via Kessels Road (10 min): Head west on Kessels Road from Sunnybank Plaza. Continue through Coopers Plains (past Woolworths Coopers Plains on your left). At the Beaudesert Road intersection, turn left and head south. Turn right onto Beaufighter Avenue after about 1.5 km - we're at number 675.

Via Beaudesert Road (12 min): From the western side of Sunnybank, pick up Beaudesert Road heading south through Coopers Plains and into Archerfield. Turn right on Beaufighter Ave. Straightforward, one turn.

The site has wide driveways and open space - there's no stress getting a trailer in and out, and you can park right next to your container to load up.

The indoor vs outdoor tradeoff

Let's be upfront about this. Storage Land is outdoor container storage - not a climate-controlled indoor facility. If you need to store wine, sensitive electronics, or important documents, an indoor facility with air conditioning is the better choice.

But for the things most Sunnybank residents actually need to store - furniture, appliances, business stock, tools, sporting equipment, vehicles, market supplies - a steel shipping container does the job just as well as an indoor unit at roughly half the price per square metre.

The containers sit on timber blocks (off the ground, so no moisture wicking up from the slab), on sealed bitumen, with CCTV across the facility. You bring your own padlock and you're the only one with a key.

Questions Sunnybank customers ask us

Is 10 minutes too far? I'm used to storage being in the suburb.

It depends on how often you need access. If you're visiting your container weekly or less (which most customers do), 10 minutes each way is a non-issue - especially when you're saving $100-150/month compared to an inner-suburb facility. If you need daily access, closer might make more sense.

I sell online and need to pick and pack orders from stored inventory. Is that practical?

We have several e-commerce operators who do exactly this. You have 24/7 access, so you can work to your own schedule. The container is your space - some customers set up shelving inside to organise stock. Just note there's no power outlet at the container, so you'd need a portable solution if you need to charge devices.

My parents are downsizing from their Sunnybank house. How much can a container hold?

A 20ft container holds roughly the contents of a 2-3 bedroom house. For a larger home, two containers side by side work well. We can usually arrange adjacent containers if you book both at once.

What happens if my container leaks in heavy rain?

Our containers are shipping-grade steel and are inspected before being placed on site. They're designed to cross oceans - Brisbane rain isn't going to get in. That said, we recommend keeping items a few centimetres off the container floor (pallets work well) as a general best practice for any storage.

Can I share a container with someone else?

The container is rented to you and secured with your padlock. If you want to give someone else a key, that's your call - but the rental agreement is in your name.
