Sherwood is not the suburb its reputation says it is
Sherwood gets written up as a leafy heritage pocket of big old houses. The census says something quite different, and if you actually live here you already know it.
Only 51.5% of Sherwood dwellings are separate houses. 31.8% are flats or apartments and another 16.1% are townhouses. That apartment share is nearly ten times Graceville's, one suburb up the road.
It follows through the rest of the numbers. Sherwood has the largest population of the three suburbs in this bend at 6,082, but the smallest households at 2.3 people, because so many of them are one and two bedroom units. It has the highest share of renters at 36.4%, against Graceville's 21.1%. It has the youngest median age at 38. And it has the lowest median household income at $2,034 a week, about 44% below Graceville.
Younger, renting, in units, on tighter budgets, moving more often. That is the purest storage demand profile of any suburb in this part of Brisbane, and it is nothing like the picture the real estate copy paints.
You cannot build your way out of it here
The other half of the Sherwood story is how heavily constrained the built form is.
About 12.2% of Sherwood is covered by Council's local heritage area overlay, which is roughly 5.6 times Corinda's share. Sherwood's heritage is precinct-scale rather than a handful of individual buildings. On top of that, 42.6% of its residential land carries the traditional building character overlay, the demolition control that applies to pre-1947 houses.
Practically that means extending, subdividing or rebuilding in Sherwood is harder and slower than in most southside suburbs, and for the third of residents in apartments it is not an option at all. When you cannot add space to the property, the only lever left is space somewhere else.
The heritage itself is worth knowing: St Matthew's Anglican Church at 481 Oxley Road, Sherwood Uniting Church at 706 Sherwood Road, Sherwood State School at 464 Oxley Road, and the Sherwood Anglican Cemetery on Sherwood Road near Egmont and Jerrold Streets, which is the only cemetery in any of the three suburbs.
The only one of the three that works for a living
Corinda has schools and Graceville has croquet lawns. Sherwood has a freight yard.
Sherwood is the only suburb in this bend with industrial land: about 18.4 hectares, 7.8% of the suburb, in three parcels along the eastern Sherwood Road corridor toward Rocklea, the largest of them around Lahey Close, Kennard Street and Railway Terrace. It also carries more railway track than either neighbour, about 9.4 kilometres across 49 segments, including the non-electrified Moolabin rail yard.
So Sherwood has actual tradies, small operators and businesses based in the suburb, which Graceville and Corinda largely do not. What it does not have, despite the industrial zoning, is a self-storage facility. We checked the parcels. There is none in Sherwood, none in Corinda and none in Graceville.
The commercial centre is Sherwood Central at 672 to 686 Sherwood Road, anchored by a Woolworths trading 7am to 9pm Monday to Saturday and 9am to 6pm Sunday, with Liquorland and specialty stores. It is the only supermarket-anchored centre of the three.
One correction while we are on roads, because it catches people out: more of Sherwood Road is in Rocklea than in Sherwood. And Oxley Road, which every page about this part of Brisbane opens with, runs through all three suburbs plus Oxley and Chelmer. It tells you nothing about where you are.
Price, hours and no lock-in, which is what actually matters here
Given who lives in Sherwood, the three things that decide a storage choice are cost, flexibility and when you can get in. So here they are plainly.
Cost. $349 a month buys an entire private 20ft container, about 14 square metres of floor at 2.4 metres high, roughly 33 cubic metres. That is a single-car garage you are allowed to stack to the ceiling, and for anyone storing furniture rather than boxes it is a very different value proposition from a room inside a building.
Flexibility. No bond, no lock-in, no minimum term beyond the month you are in, 30 days notice to leave. In a suburb where more than a third of households rent and leases turn over constantly, being able to take a container for seven weeks and walk away matters more than a headline rate.
Hours. This is the one where the local alternatives fall down. National Storage Oxley publishes 6am to 6pm every day and charges extra for 24 hour access. Storage King Acacia Ridge publishes 5am to 9pm and offers 24/7 only to business accounts. Both close their offices entirely on Sundays. If you are a tradie finishing a job at 6.30pm, or a renter moving after work, six pm is not a real option. Our gate takes your PIN at any hour, included in the price, with no booking and nobody to notify.
Flood, briefly and honestly
Sherwood is mixed catchment, about 63% Oxley Creek and 37% Brisbane River, which puts it between its two neighbours.
Council's mapped 2011 extent covers about 34% of the suburb and the 2022 extent about 27%, but measured on residential land only the figures are 12.8% in 2011 and 6.5% in 2022. That is roughly half Graceville's exposure and comparable to Corinda's. The affected pockets are the Arboretum and river end around Jolimont Street, Strickland Terrace and Johnstone Street, and the industrial and rail end around Lahey Close and lower Sherwood Road, plus Hall Street and McCulla Street.
So for most Sherwood households, and particularly for anyone in an apartment, flood is not the reason to rent storage. Space is. We say more about flood on our Graceville page because there it genuinely is the story.

Who in Sherwood actually rents from us
Apartment and townhouse households
Nearly half of Sherwood lives in something attached, usually with a single car space and a cage that holds a suitcase and a Christmas tree. Bikes, surfboards, camping gear, a spare mattress, tools and the furniture from a previous place have nowhere to go.
Renters between leases
36.4% of the suburb rents, the highest of the three, and leases here turn over on a six or twelve month cycle. Dates miss, a share house breaks up, an inspection means the spare room has to look like a spare room. Month to month with no bond is built for this.
Tradies and small operators from the Sherwood Road industrial pocket
The only genuine trade and light industrial belt in the bend, and it is small and full. A container at $349 a month for stock, tools, racking, formwork and job overflow is far cheaper per square metre than the next tenancy up, and the 24/7 gate means the day can finish when the job finishes.
Households in heritage houses that cannot grow
With 42.6% of residential land demolition-controlled and 12.2% of the suburb in a heritage area, adding a room is often not on the table. Storage is the cheap alternative to a move.
Vans, boats and trailers
Narrow older streets, unit blocks with allocated parking and no spare bay, and body corporate rules. An open-air bay on sealed bitumen inside a fenced, gated, camera-covered yard is $250 a month.

From the Sherwood Road industrial end
If you are working out of the Lahey Close or Railway Terrace pocket, Sherwood Road east into Rocklea and then across is often quicker than going back out to Oxley Road, and it keeps you on roads built for trucks the whole way.
If you are bringing a van or a truck
The yard is sealed bitumen throughout and takes a full-size delivery vehicle. A pantech, a tilt tray or a tandem trailer with plant on it all turn comfortably. No height restrictions, no lifts, no corridors, no ticketed gate. Containers sit at ground level on timber blocks, so you reverse to the door and load straight in.
When we are the wrong answer
If you have ten or fifteen boxes, a small unit will cost less than a whole container, and that is a real answer rather than a modest one. If you need climate control we do not have it, because our containers are ventilated rather than air conditioned with no power inside. And if you are dropping in several times a week, 11 minutes each way accumulates.

I rent a two bedroom unit off Sherwood Road. Is a whole container overkill?
It depends on whether your problem is boxes or furniture, and it is worth being honest with yourself about which.
If it is fifteen boxes and a suitcase, a small unit somewhere will be cheaper than us, and we will say so. If it is furniture you are keeping from a previous place, a bed, a couch, bikes, a surfboard and boxes on top of that, a container stops being overkill quickly. At $349 all in with no bond, it usually works out at less per square metre than a mid-size unit inside a building, and there is no lift or corridor between your car and your door.
The other thing renters underrate is the exit. No lock-in means when the next lease starts you give 30 days notice and you are done, with no break fee and no bond to chase.
I am a tradie based off Lahey Close and I finish jobs after 6pm. What are my options locally?

Our house is in a heritage area and we cannot extend. Is storage really the answer or are we just delaying?
Sometimes it is delaying, and you should decide that with clear eyes. If you need a genuinely bigger house, a container does not fix that.
Where it does work is when the pressure is temporary or seasonal, or when what is filling the house is not things you use. A lot of Sherwood households are storing furniture inherited or kept from a previous property, gear used a few times a year, or the contents of a room that has changed purpose. Moving that out is cheaper than moving house, and in a heritage area where extending is slow and expensive the sums are often not close.
The other case is during work. Heritage and character jobs run long, and builders are faster in an empty house.
How does a container hold up over a Brisbane summer, and what will you not take?
Furniture is fine and it is most of what our containers hold. Every container is ventilated so air keeps moving rather than sitting still, they are elevated on timber blocks rather than on a slab, and the yard is sealed bitumen so nothing stands in mud. Timber, upholstery, whitegoods, mattresses, tools and boxed household goods all store well.
Not accepted: dangerous goods, fuel, gas bottles, bulk solvents, anything flammable or hazardous, and anything perishable or living. Strongly discouraged: wine, canvas artwork, medication, vinyl records and electronics that genuinely matter, because ventilated is not air conditioned and there is no power inside.
For a long store: everything off the floor on pallets or ply, breathable covers rather than sealed plastic, a moisture absorber, and fridge and washing machine doors propped open.
Is there really no storage facility in Sherwood, Corinda or Graceville?
Correct, and it surprises people. Corinda and Graceville have no industrial-zoned land at all, so a yard could not be built in either. Sherwood does have industrial land, about 18.4 hectares along the Sherwood Road corridor, but there is no self-storage on it.
So everyone in the 4075 river bend drives out of the suburb for storage, and the question is only which direction and on what terms. The nearest big-brand options are in Oxley and Acacia Ridge and both keep limited hours. We are about 11 minutes down Oxley Road with a gate that does not close.
Can I keep a caravan or boat, and get to it on a weekend morning?

In a suburb where a third of people live in units with one allocated car space, this is often the only realistic option, because there is simply nowhere at home to put it.
